How we select every property
A villa does not join our collection because an owner submitted it. It joins because we visited, assessed, and approved it in person.
Six criteria, no exceptions
Every property on Arenda Villas passes the same inspection before it is added to the collection. We evaluate build quality and structural integrity, interior comfort and furnishing, privacy from neighbouring properties, sea views and coastal access, local management standards, and the villa's readiness for arriving guests.
- Build quality. Stone, materials, and construction standard — not just photogenic surfaces.
- Interior comfort. Beds, kitchen equipment, climate control, and furnishing assessed in person.
- Privacy. Distance from neighbours, boundary fencing, and garden screening evaluated on the ground.
- Coastal access. Walk distance to the sea, quality of path, beach, or private platform confirmed directly.
- Local management. On-the-ground caretaker, response reliability, and maintenance track record reviewed.
- Guest readiness. Cleanliness, maintenance state, and essentials available at arrival confirmed.
